What do I type into the Project Estimator?

Whatever you would tell a contractor, in plain English — for example "gut reno on a 1,400 sq ft two-bed, new kitchen and two baths, keeping the layout". Rooms, rough square footage and anything unusual are the parts that sharpen the estimate. The property address is optional; add it and Archie plans against that jurisdiction. Nothing is posted from this page: what you type goes into the WhatsApp message and nowhere else, so the first party to see it is Archie, in your own thread.

What comes back?

Archie asks two quick questions — anything else in scope and how big, then your budget, anchored on a live estimate range — and then builds the project: a scope checklist line by line, a cost breakdown with a ballpark range, the permits you'll likely need for that jurisdiction, and a timeline with phases and durations. It arrives in the same WhatsApp thread, usually within a couple of minutes, with a Project Brief link you can send a partner, a lender or your GC.

Do I need an account to use the Project Estimator?

No sign-up on this page. If Archie doesn't know your number yet, his first reply is a one-tap link to log in or create your account and connect the number — a free account, created in that tap. The description you already sent is picked up automatically once the account exists, so you never type it twice.

Is the estimate a quote?

Accepted Answer

No. It is a ballpark plan, not a bid — a rough order of magnitude in the range a general contractor would give you before walking the site, useful for budgeting, for sanity-checking the quotes you do get, and for deciding whether a project is worth pricing properly. Only a contractor who has seen the property can quote it.
