What are permit-ready drawings?

Permit-ready drawings are the architectural drawing set a building department reviews before it issues your permit. Our design team draws the site plan, existing and proposed floor plans, elevations and sections, plan-check ready, with the CAD / Revit files and a 3D model and renderings. We also draw ADU plans, kitchen, bath and interior drawings and as-built drawings, and handle permit filing and expediting across Los Angeles County, New York City, Northwest Arkansas and more.

Questions

How much do permit-ready drawings cost?

Permit-ready drawing sets start at $899, site and permit work at $999, and reports at $499. After a free 30-minute scope call you get one fixed price for your scope within 48 hours, before any work starts. No hourly billing. For comparison, drawings for a home addition typically run $1,200 to $5,000.

How long do permit drawings take?

A drawing set typically takes 72 hours, site and permit work 5 days, and reports 48 hours. Drafting shops typically quote 3 to 10 business days and architecture firms 4 to 6 weeks. Your timeline comes with the fixed quote and lives in your Archie project. City review time is separate and depends on the jurisdiction.

Do I need an architect, and who stamps the drawings?

Our design team draws the architectural permit set; whether you also need a licensed stamp depends on your jurisdiction and scope. If yours requires one for part of the work, for example the structural design, we tell you on the scope call so you can line it up. The set is drawn to make that review straightforward: site plan, floor plans, elevations and sections in one plan-check ready PDF.

What is included in a permit set?

Our permit set is an architectural drawing set: site plan, existing and proposed floor plans, elevations and sections, plus kitchen, bath and interior drawings where the scope needs them. You receive a plan-check ready PDF with the CAD / Revit files and a 3D model and renderings. Site plan analysis, as-built drawings, permit filing and expediting, and energy and asbestos reports can be added or booked on their own.

Permit drawings vs construction drawings — which do I need?

You need permit drawings to get the permit; construction drawings add the detail a crew builds from. A permit set shows the building department what you will build and that it meets code. A construction set adds dimensions, details, finishes and schedules for pricing and building. Our sets are drawn for both, and the scope call settles how much detail your project needs.

Can you do ADU plans in Los Angeles?

Yes. ADU drawing sets start at $899, where an LA ADU plan set typically costs $4,000 to $20,000. We draw ADUs across Los Angeles County, prepare the set for LADBS plan check or the local building department, and answer the plan-check comments until the permit issues. If a pre-approved ADU plan fits your lot, we tell you on the call.

Do you handle NYC DOB Alt-1 and Alt-2 filings?

Yes. Professional fees for an Alt-2 typically run $2,000 to $5,000 and for an Alt-1 $10,000 or more; you get one fixed quote for yours. An Alt-1 changes use, egress or occupancy and gets a full plan exam; an Alt-2 covers multi-trade work that leaves those unchanged. We draw the architectural set and prepare the filing for either, and tell you on the call if the DOB needs a licensed RA or PE.

What happens after the drawings are delivered?

Your drawings, reports and plan-check comments arrive in an Archie project, with the timeline and the next permit steps, until the permit issues. You do not need an Archie account to start: we set up the project when work starts and invite you and your team. Your client can comment on the same drawings, and you keep the PDF, CAD and Revit files.
